Each Property consist of approximately 30 acres of mixed coastal and
hilltop property to develop into their estate as they wish.
The
property consists also of a substantial area along the new highway. A
15-minute walk away from our coastal living areas, this frontage will
provide space to build garages as well as plenty of property to consider
other retail development for income potential. Mom and Pop store? Gas
station? Housing for workers?
We are seeing new development being built along the highway in both directions
from our cacao farm.
There is also talk of the new power lines following the path of the highway
soon. This would bring quiet, low cost electricity to our area for those
interested.

Looking for the right buyers
We are
selling titled property, approximately 30 acre in size each, within the
boundaries of a working coastal farm, at prices starting at $100,000.
We are looking for a small group of people who want to live in a quiet
and natural setting.
We seek individuals who agree to use organic, non-intrusive systems on
their land, and who will be interested in pursuing sustainable development
such as solar power, approved septic systems, and pole house construction.

Benefits
One
of our partners first heard about this farm several years ago.
At that time, it was in danger of being destroyed by a teak and noni venture.
A potential disaster to the farm.
We contacted the owners, offered to purchase and promised to preserve
the soils and restore the property to a working cacao farm if possible.
There are few existing farms left in the Bocas Archipelago that have not
been clear cut and subjected to cattle grazing, mono-culture and erosion.
This property is a rare gem that deserved to be preserved.
The father who ran the farm for several generations passed away and his
two surviving children each have their own properties elsewhere in the
Islands. There is no one left in the family that has an interest in trying
to revive the land. We have traced ownership of this estate property back
to the turn of the century.
This farm is very well know in the area for its fine soils, huge harvests
of fruits and vegetables, as well as reports indicating that it used to
produce as much as 80,000 pounds of cocoa beans a year! That's a lot of
chocolate! The trees live up to 100 years and there are still over 20,000
trees alive under the forested canopy slopes of the farm. There are no
reports of chemicals being used on the farm for over 15 years. It is located
in a quiet area of the coastal mainland.
Close to everything but permanently protected by its topography from the
ever increasing noise of the bars, nightclubs and discos of Bocas, Carenero,
and Bastimentos.

Extra
Bonus
Each
buyer will receive day use permits from our Marina project in Bocas as
long as the project remains in the present ownership.
Low cost, long term leases for boat slips in the same marina are also
available if needed. This will guarantee you a safe and dependable place
for you to dock your boat while in town.
...
Lifestyle
Each buyer will be
encouraged to use pole style construction. This does not restrict your
design. Pole structures have been used in the tropics for 100's of years
for very good reasons and come in all shapes and sizes. Pole structures
require very little disturbance of the soils and surrounding land.
All grading of the land will be discouraged and carefully evaluated by
our collective group. We always need to consider soil stability while
designing our projects. Erosion will affect the coral, mangrove, and fish
populations around the area and needs to be controlled at all times.
As buyers develop their property, a common ATV road could be developed,
as a home-owner group project, to the coastal residential area, assuming
that traffic would be restricted to small, all terrain vehicles and farm
tractors.
Most of us will come and go by boat from Bocas. The sea route to the farm
is the same taken every day by dozens of water taxies going back and forth
from Almirante to Bocas. Deep water all the way with no treacherous mangrove
mazes or coral heads to worry about.
Goals
We seek
people who share the dreams and vision outlined above. In general, stay
peaceful and natural when possible, do not harm the land, and be a good
neighbor. The initial clearing of the farm, surveying of the road, and
building of a simple dock are currently underway.
Each buyer will have a beautiful home site and approximately 30 acres
of land with sweeping views of the ocean. The home site will be ample
enough to accommodate a main house, boat house, guest house, shop, rental,
and a place for workers to stay while onsite.
Privacy
The farm provides
a large, working greenbelt surrounding the residential areas offering
guaranteed views, privacy and security while protecting the land from
clear cutting, mono-culture ventures that have not proven themselves to
be sustainable or ecologically sound. The Farm will remain a quiet natural
reserve and getaway.
Security
Our caretaker, Timothy,
with his wife and children, has lived on the farm for the past 12 years
and is under contract with us to watch over the land, all of our improvements
as well as to help us carefully restore the Cacao areas of the finca.
We will hire additional workers as needed to achieve our goals.
Excerpts
from the Smithsonian Tropical Research Institute
A sustainable,
biologically diverse system of growing cocoa will:
Be based on cocoa
grown under a diverse shade canopy in a manner that sustains as much biological
diversity as is consistent with economically viable yields of cocoa and
other products for farmers.
Use constructive
partnerships that are developed to involve all stakeholders with special
emphasis on small farmers.
Build effective policy
frameworks to support these partnerships and address the particular needs
of small farmers for generations to come.
Encourage future
cocoa production that rehabilitates agricultural lands and forms part
of a strategy to preserve remnant forests and develop habitat corridors.
Maximize the judicious
use of biological control, techniques of integrated management of pests,
disease, and other low input management systems
